COMMERCIAL HVAC

Commercial HVAC Services

Mechanical and controls under one roof. One truck roll, one diagnosis, one contractor accountable for the whole system — from the compressor to the sequence that runs it.

A zone that won't cool can be a failed compressor, a stuck damper, a drifted sensor, or a sequence that quietly stopped making sense — and a contractor who can only see one side of that line ends up guessing at the other. Vertex was built to own both sides. Our technicians carry EPA 608 Universal certification for the refrigerant work and read the building automation system fluently, which is why most problems get diagnosed correctly on the first visit instead of the third.

We service the full commercial HVAC stack across Louisiana and the Gulf South — rooftop units, split systems, air handlers, chiller plants, boilers, pumps, and hydronics — and we install and program the DDC controls that run them. Preventive maintenance contracts, reactive service, emergency response, equipment replacement, and the capital planning to see it all coming.

This is Gulf South HVAC: long cooling seasons, dew points that punish every ventilation shortcut, and hurricane seasons that stress-test everything on the roof. Humidity control is not a feature down here — it is the job, and it shapes how we spec, sequence, and service every system we touch.

WHAT THIS COVERS

Each capability below is a full service line — follow the links for the deep dive on scope, process, standards, and pricing questions.

Mechanical service & repair

RTU, AHU, chiller, cooling tower, boiler, and hydronic service across all major brands — diagnostics, repair, replacement, refrigerant management, tower basin cleaning, and combustion work, documented after every visit.

Mechanical HVAC service

HVAC controls installation & DDC

Controllers, sensors, actuators, panels, and field wiring for every class of commercial equipment, with sequences programmed to spec and verified point by point.

Controls installation

Preventive maintenance contracts

Quarterly or biannual PM scoped to your actual equipment list — filters, belts, leak checks, electrical inspection, combustion analysis — with written reports and priority dispatch.

Service & PM contracts

Commissioning & acceptance testing

Point-by-point verification and functional performance testing against the written sequence — for systems we installed and, independently, for systems we didn't.

Commissioning

Energy optimization

Schedules, resets, demand-controlled ventilation, and plant optimization that typically cut HVAC energy 20-40% on existing buildings — implemented through the controls you already own.

Energy management

Equipment replacement & capital planning

Repair-vs-replace analysis with cost, downtime, and remaining-life math, annual condition reports, and 1-3 year capital budgets — controls integration included in every changeout.

HOW WE'RE DIFFERENT

Commercial only

No residential. Commercial equipment, codes, and diagnostics are a different trade, and we stay where we are strong — offices, medical, industrial, institutional, and retail buildings.

The BAS comes up before the gauges

Trend data and alarm history usually cut hours off a diagnosis. We check what the building already knows before we open a panel — and remote pre-diagnosis often starts before the truck arrives.

Straight repair-vs-replace math

Major failures get both options priced with downtime and remaining-life analysis. The right call depends on your capital plan, not our sales quota.

Built for the Gulf South

Humidity-first engineering, hurricane preparation and recovery, and equipment recommendations that survive Louisiana rooftops and salt air.

FAQ

Common questions

What does your commercial HVAC service cover?
Rooftop units, split systems, air handlers, chillers (centrifugal, screw, scroll), commercial boilers, pumps, cooling towers, and hydronic systems — plus the DDC controls and building automation that operate them. Diagnostics, repair, replacement, preventive maintenance, and emergency service. We are commercial-only; we do not service residential equipment.
Why does it matter that one contractor handles both mechanical and controls?
Because most comfort and energy problems live at the boundary between the two. A mechanical-only shop cannot see a broken sequence; a controls-only shop cannot legally open the refrigerant circuit. Splitting the work means multiple truck rolls and finger-pointing. One contractor with both skill sets means one diagnosis and one party accountable for the fix.
What is included in a preventive maintenance contract?
Scoped per building from your equipment inventory — typically filter changes, belt inspection and replacement, refrigerant leak checks, electrical inspection, combustion analysis on gas-fired equipment, coil cleaning, controls verification, and a written condition report after each visit. PM customers get priority dispatch with contractual response times and after-hours coverage.
How fast do you respond to emergencies?
PM contract customers get guaranteed response targets — typically 2-4 hours for critical issues during business hours, with after-hours coverage spelled out in the agreement. Because we usually have BAS access, remote diagnosis often starts within minutes of the call, before a truck is even rolling.
Which brands do you service?
All major commercial lines — Trane, Carrier, Lennox, York, Daikin/Goodman on the mechanical side, and Tridium JACE, Distech, Honeywell, JCI, Schneider Electric, iSMA, Reliable Controls, and Carrier i-Vu on the controls side. If it is commercial HVAC equipment, we can service it or tell you honestly who should.
Do you work outside Louisiana?
Yes — controls installation and commissioning travel nationwide, and remote Niagara N4 and BAS support covers all 50 states. Day-to-day mechanical service and PM contracts are concentrated in Louisiana and the Gulf South, where our trucks are.
